There’s More than One Way to Sell a Home

When it comes to selling your home, it’s a big undertaking.  Unless you’ve maintained your home in pristine condition, it make take a few months to get it to the point you can list and show it.  And what about those repairs that need to be done?  And do you invest in doing those upgrades or not?  Which upgrades will bring you your best ROI?  Just so much to take into consideration.

What if there was a way to get an idea of what your home value would be in it’s ‘as is’ condition?  Well, you may be thinking, I can just look at the other homes in my neighborhood.  Or call a Realtor who can give you an assessment.  Yes, those are viable options, but what if there was a way to present your property to multiple sources and receive multiple offers without the guess work?  What if I told you, there is a way?

I am now iRep certified.  Which means I can assess your property and put together a presentation to all those companies who advertise to give you cash offers on your home.  But you’re probably thinking, well can’t I just do that myself?  Yes, you could, but by using my services and expertise, I can help get you the best offer.

Typically, what happens when you go directly to one of these companies, they do no prior assessment of your property.  They just look at the basic information and what has sold around you and send you an offer.  If you want to proceed, then they send someone out to inspect your property and then give you the real offer, which is much lower than what they initially offered.  Why, because they see all the things that needs to be repaired, replaced, upgraded, etc. and lower their offer.  When you use my services, I provide the assessment to the company upfront which includes any repairs, etc. that need to be done.  You then get an offer of the true value of your property because they know upfront the condition of the property.  Plus, since I am representing you, you won’t be bombarded with emails and phone calls should you decide this is not the route you want to pursue.

Using my iRep services can help the home selling process in a couple of different ways.  First, if you’re thinking about selling and want to get a really good idea of what your home will bring, this is a good option.  Second, after receiving your offer, you can decide if you want to go through the listing and showing of the traditional route.  Perhaps you have small children, animals, or elderly parents that going the traditional route would be very disruptive to your home life.  Perhaps the difference between getting a cash offer and what it would take to get your home ready to list and show is not in your time constraints.  Perhaps you have a reason that you need to sell and move quickly.  All of these are very valid reasons to consider using the iRep process.

Home Sales for the Past Year

Happy New Year!  It’s still January so I can still say that.

The real estate market continues to be great!

Housing Indicators are in for 2019, and it was another great year for Georgia’s housing market! With a strong economy and low mortgage rates, buyer activity has been strong. However, inventory levels are still below historical norms, and prices continue to rise.

A few quick facts are listed below – all indicators are year over year for existing single-family homes.

• Median Sales Price: 6% increase to $228,000
• Pending Sales: 6.7% increase to 145,087
• Closed Sales: 4.9% increase to 142,915
• New Listings: 6.4% increase to 201,215
• Average Sales Price: 4% increase to $272,207
• Days on Market: 5% decrease to 55 days
• Months Supply of Inventory: 10.8% decrease to 3.3 months

Deal with a Home that’s Not Move-In Ready

lkjAfter months—and possibly even years—of planning, searching, and organizing, you’ve finally done it—you’ve signed the paperwork and left with the keys to your new home; however, unless your purchase is totally move-in ready, you’re just getting started.

If you’ve decided to close on a house that could use a little bit of TLC, it’s important to understand the amount of money and effort it will take to make your home something you are truly happy with.  At the very least, a little paint will help spruce things up; however, in all reality, if there’s updating to be done, it may take more than a new color scheme.

Simple Reasons Why Great Agents are Vital to Sellers

At the end of the day, real estate agents have a significant job, so it’s important to understand why agents prove to be indispensable during the selling process.

  1. Exposure.  A great agent is an expert at marketing, which means they will have the experience and know-how to help you not only increase your home’s exposure, but to market it in a way that will appeal to a wide audience.
  2. Outside Perspective. Sure, you may love your home and appreciate its quirks; however, a good real estate agent will bring a sense of objectivity into the equation.  While you may overlook your home’s imperfections, it’s important to remember that most potential buyers will not, so heeding the advice of a solid agent can make all the difference.
  3. They Handle All Showings. Whether you’ve already moved out or you’re simply dealing with a chaotic work schedule, an agent will be able to show your home to prospective buyers and answer their questions as needed.

Plain and simple, a great agent will not only be familiar with the area, but have access to an abundance of current market data regarding pending and recent sales.  While it’s completely reasonable to expect top dollar for your home, most agents understand that accurately priced homes tend to sell quicker than those that are priced too high.
  5. Negotiation Skills. While some people truly enjoy negotiating, many people find it to be a stressful experience.  Therefore, sellers with a real estate agent will find themselves in a great position because their agent can help secure a contract that will get them the most money.
  6. Legal Knowledge. It should come as no surprise that real estate transactions involve a long list of state and federal legal requirements, which can catch up with a seller if they decide to market their home without a reputable real estate agent.  To avoid legal trouble, an agent will help prepare the necessary disclosure documents and make sure that all of the seller’s paperwork is filed correctly.

Improve Your Home for Less Than $100

traditional-home-officeWhen most people hear the words “home improvement” or “remodel,” they envision expensive updates and upgrades; however, when it comes to improving the look of your home, it’s important to remember that adding a bit of functionality or beauty doesn’t have to break the bank.
To help you along the way, I’ve created a list of home improvement projects that can be completed for less than $100.

IN NEED OF OFFICE SPACE? USE A CLOSET! – Simple and budget-friendly, this project is as simple as unhinging the closet door and nixing the hanging rods for shelves.  One deep shelf can be used for the actual desktop which 2 shallow shelves can be used for overhead storage.  Add a chair, some boxes for organization, and voila!—a new home office!

SPRING FOR MOUNTED LIGHTING UPGRADES – If you’re dealing with a small space, consider adding a few matching pendant lamps that can either be purchased new or through a furniture consignment or antique store.

4505426383_e53d4fece1DOORWAY DISPLAYS – If you’re looking to create something truly unique, install a shelf above the doorway and paint it to match the trim.  By using the space to display beautiful pieces of décor like pottery or framed antique photos, you’ll add another dimension to your room.

MAXIMIZE YOUR WINDOW SPACE – If you’re someone who loves the look and feel of large windows, install floor length hanging drapes at ceiling height to make smaller windows look longer.

UTILIZE STAINED GLASS – If you’re looking to add a bit of elegance to your bathroom, stained glass is always a popular and beautiful choice; however, it can be challenging to find pieces that will fit your window perfectly.  Therefore, in lieu of spending the money to have a section of stained glass made, try hanging one from chains in front of your existing window for the same effect.

ADD A CHAIR RAIL – If you’re looking to bring a bit of color into your bedroom or living room, consider adding a chair rail and painting the wall below a soothing color while adding a bolder hue up top.
