The rule that the FTC has applied to short sale real estate agents is primarily intended to help homeowners avoid being scamed by those requiring up-front fees for LOAN MODIFICATION services.

PLEASE BE AWARE, we will NEVER require our clients to close a short sale if the terms and conditions require the client to pay out of pocket in order to close a short sale.

IMPORTANT: On a short sale, lenders customarily discount their payoff enough to allow for the purchase money to pay the agent’s commission along with other closing costs, thus avoiding any necessity for a homeowner to pay out of pocket expenses to close a short sale. If a shorting lender ever requires that our client contribute cash or any other consideration towards closing, we will not require that the client close the transaction.
